Buyers love independence. It seems these days the former glory of having your own personal representative has become a lot like flying in coach.  You can't miss first class if you have never seen what goes on behind the private curtain.

While First Class passengers enjoy wider seats,  fresh fruits, ample snacks and a complimentary glass of chilled sparkling champagne along with personal service....passengers flying in coach, are almost always tightly cramped, herded on and off the plane like cattle, given 3 peanuts and are charged for a 1/2 glass of luke warm cola.  They both ultimately get to their destination right?

The same is true when shopping for a home.  One can drive aimlessly for hours stopping at ones that peak their curiosity and try to reach an agent who almost always has voicemail on their call sign number. Most homes found in this manner will be out of the buyers price range.  Flyer boxes are almost always empty-so in the end, you have little to no information on a home you may truly be interested in buying.

     

Too often buyers feel that REALTORS® are nothing more than glorified used car salesman. 

They are too pushy, too aggressive, and lack good listening skills.  But the truth is-they work for free.

THE BENEFITS OF HAVING PERSONAL SERVICE 

Having a Professional Realtor, is more like flying first class for free.  A Realtor® is a member of a local Association which controls the multiple listing service otherwise known as MLS.  As a result, they have access to thousands of homes available in a multitude of counties. 

By matching what a buyer is looking for with what they are able to spend, most of the possibilities can be transmitted by computer so buyers can preview homes int he comfort of their current homes. No pressure, just precise details and pertinent information about potential homes.

The buyer can then get a good idea of what is available, that matches their individual criteria, and appointments can be arranged to preview the homes in person.

REALTORS® can also access tax information, disclosures from sellers and provide important information before a buyer makes an offer.

Once an offer is made the Realtor® acts as liaison between the buyers and sellers and helps to facilitate a meeting of the minds (negotiations) Additional addenda can be added if necessary, and once presented, accepted declined or a counter offer is made, the Realtor® will see that all forms are properly filled out and executed and all deposits accounted for and delivered.

SURVEYS, INSPECTIONS AND DEADLINES ...OH MY 

Your Realtor's duties include scheduling all surveys, inspections, and meeting all deadlines on your behalf. Moving you closer to closing. They also do follow up to ensure the lenders have reviewed and delivered the closing documents so that the transaction closes smoothly.

BUYING OR SELLING A HOME IS AN EMOTIONAL EXPERIENCE

Much like the birth of a baby- buying or selling a home is a major life changing experience. As such it is an emotional experience. Having a professional by your side to ease through problems that arise and work out the details, takes an incredible amount of stress out of the home buying or selling process.

COMMISSIONS ARE PAID BY THE SELLERS

First class treatment comes at no cost to buyers generally speaking. (Unless special conditions apply) REALTORS® do work on a commission. That commission is paid by the seller, along with doc stamps, pro-rated taxes and HOA fees at closing.

PERSONAL SERVICE IS FREE- SO WHY DON'T YOU HAVE A REALTOR?
