Thank Goodness, The Tenants Are Coming (and Staying) with ICPM

We are seeing a definite increase in call volume for all of our vacant rentals, as if someone turned on an imaginary switch somewhere. What started as a fairly slow week has turned into a dash to screen applicants, as we now have 6 vacancies ready to rent with applications on almost everything.

We continue to receive good positive feedback from applicants, telling us (without exception) that our rentals are far and away the cleanest and most well-maintained they have seen. After 16+ years in the business of property management, I have seen what passes for "habitable" in some landlord's minds, and it is not good.

Today's tenants are tomorrow's landlords, so we treat our tenants with the respect and courtesy they deserve. I almost bought in Phoenix back in '03, but none of the builders wanted to deal with investors. Then the bubble burst, just like here in Sacramento. It certainly was tempting...50% raise in equity in 1 year. On what planet did we all ever think that wouldn't come crashing back to Earth?

The rental market has picked up in April and has continued into May.  That is good news.   But watch out as more investors grab up the inventory of REO's.  A larger supply of homes will dampen the ability to rent property quickly.

The REO market has been a concern of ours for awhile now, as we do our best to get out ahead of the coming storm, locking in as many renewal leases as possible to spare our clients the cost of a lengthy turnover. In the meantime, it is a great market to pick up a rental or two...
