Some more tip's for a successful showing

So here my improved 4 favorite's showing guidelines!

 When I was visiting properties listing with pre-qualified buyers, I developed a method of simple rules and helpfully hint so they know How to have a nice experiment with me and to help me in the process.

Having a secret code with your client!  Often as we tour many home in one outing, I told my client that right away if they don't like something or the entire house at first sight, they just have to scratch their head as they look to me and I will politely, shorten the visit.  No need to visit the full house if right at the door they really don't like something!

It was always funny to see them scratching like crazy in some entrance!  And they appreciate my gesture and the complicity with them in the process!

 The second tip will be to tell them not to have to much comment as they visit because some nice comment could end us with a seller with too much expectations

 The third tip, I tell them to ask the question to me and I will ask all the questions to the owner myself with the right diplomacy at the end of the showing.  Save me often of long conversation with the owners in the middle of the showing and often after seeing all the properties features they find some thing more they don't like and we skip the question at the end who's become obsolete.

The fourth tip, will be, as we visit some time many house, is to make a copy of each listing for the client and told them, right after they are out, to put some notes to help them memorize which one they visit but also note a special funny thing they remember about it. Like the house with the funny little curly dog, or the house with the 70th orange carpet!

It's was again, a good way for them and me, to talk about the house and see it with another perspective!  I often learn like this my clients views and feeling about the visit.  

I still meet with my former client and they are still talking about it as they relate to me how they bought the house with that something particular!   Some of them were really funny!

Help me also, to remember witch house I sold them as I can visualize the funny thing in that house!

Great tips I do the same as your last tip. I give them the listing sheet and have them write their comments so they can remember what they liked or didn't.

Wonderful hints!!!!

I especially love the "scratching the head" idea!! Seems like when I was selling real estate, I always relied on the two other clues that my client didn't like the house:

1.) When she began running down the street screaming her head off.

or

2.) She fainted on the front lawn.

LOL!!

Excellent post...and I actually went back and tried reading with a french accent (that is, until my daughter ran down the street screaming her head off!!) Must be something they're teaching in schools nowadays??  :: smile ::

Sylvia in your area, are the sellers usually present?  Just wondering as it sounds like the scratching the head to shorten the visit tip and asking the sellers questions after the visit reference seems to imply the sellers are usually present at the home.

I had a showing today that made my buyer feel completely uncomfortable because the sellers all young guys were there in their loungeware following us everywhere we went.  She felt rushed and didn't want to ask any questions.  I know here it's customary for the sellers to leave while the potential buyers tour the home, but now I'm curious as to whether or not this is customary in other areas.

I enjoyed your post and loved the scratching the head idea.  I'll try that tomorrow.

I also use the technique of identifying something particular to the home in order to remember it.  It's not only hard for buyers but for me too after seeing 5-6 properties, they can start to blur into one another but often this little tickler brings all the memories back quickly.

Sylvia, I try to put together a little bound folder with the buyer version of the MRIS information so they can make notes as we go through.  This helps a lot when you're looking at a ton of stuff.  It can easily blur after a while.
