Recently I had a seller who wanted to drastically lower the price of their home.  We did and we changed the demographic of the people coming to see the property.  We began getting very very low offers.  So I recommended we bring the price up abit - that worked and better offers followed. 

I have another listing that has done some major improvements and we have decided it is time to raise the price.  We had been the lowest in the area in price per square foot and found people were looking for the faults in the home which were very minor and very few.  I suspect by raising the price we will be reaching a different group of more qualified buyers.

That's very interesting. I take a "blind" approach to offers. I don't care who the buyer is. If the offer is lower than expected, counter back and see what they do. Buyers are testing sellers in this market. As long as the buyer's financing is in place, I always try to reel them in.

Victoria I think this is viable approach when Buyers can't understand that the list price is realistic.  They will still want to low ball you.  My only worry is if the new price affects the showings.   Keep us updated please and thankyou!

I was in a similar situation where the offers just wern't getting there and counter offers didn't work either. We raise the price just a bit and the offers started coming in at the price level needed. It sure worked that time!

In this market buyers consider the listingprice just the price of admission. Then when they bring in all of their family and friends to view the property, and estimate what it would cost to rebuild the home to satisfy them (of course the seller should underwrite this) that's when they ignore the Realtor and offer up their value. Whenever I have someone like this I precede the offer with the statement, I"m just acting as the messenger. Of course I always like it when the seller's agent counters with full price, and I have to turn to the buyer and explain to them that they now have to get serious

Ed I have to agree.  My million dollar listing has received offers of 450K to 750K.  My Seller's are great about understanding not to take anything personal and to counter.
