Charlottesville VA Real Estate Market Report Attached Homes - April 2009

This Charlottesville VA real estate market report will focus on the sales of attached homes during April 2009.

We will examine the sales of attached homes in the city of Charlottesville as well as in the surrounding Albemarle County.  First we will look at the sales of Charlottesville townhomes during the month of April and will also compare those with the sales during March of 2009.  To further understand the local market for attached homes we will also look at the statistics for the year to date (1/1/2009-5/1/2009) and will compare those figures with the home sales from the same time frame during 2008.

In April 2009, 17 Charlottesville attached homes sold.  The average sale price was $194,998.  The homes were on the market for an average of 118 days and sold for an average of 99.25% of the list price.

In March 2009, 24 Charlottesville townhomes sold for an average sale price of $241,852.  The average DOM was 129 and the homes sold for an aberage of 104.95% of the list price.

There are currently 201 Charlottesville townhomes for sale.  The average list price is $269,728 and so far they have been on the market for an average of 149 days.

So far this year 80 attached homes have sold on the Charlottesville real estate market.  During the same time period in 2008 (1/1/2008-5/1/2008) 76 Charlottesville town homes sold.  This represents an increase in sales of +5.3%.  This is the only area in the local real estate market where we have seen an increase in sales from last year.
