So I am writing today because I am torn and could use some advice.
I am opening a real estate brokerage this month and have two office options. They will both cost about the same but one would be subleased from a business partner of mine. My concerns are that if I sublease the space that the partner will be more concerned over my business and my deals. We use this partner for some financing and I dont want to feel compelled to use this partner when I find deals that I am able to conjure up and see through myself. Also I do not want to step on his toes by moving into his office and upsetting some of his workers or him. That would not be beneficial either.
The space I would rent from him would help him to pay his rent and the office would see some more action. Motion creating emotion and movement creating momentum for both of us. Also growing a stronger relationship between partners.
So there are great benefits to both sides as well as negatives. Please tell me what you think and what you would do.
