Asbestos Prevention, Tips & Removal for Southern California Home Owners

In the Southern California real estate industry, there are many things to consider when purchasing or remodeling a home. If a home was built before 1980, there is a strong chance it contains asbestos materials.  Renowned for a large industrial history, California's economy has had success in areas such as ship-building, mining and power generation.

These industries found many usages for asbestos, as the material has fire and heat resistant qualities. Although asbestos exposure does not always pose health risks, it is still highly recommended that homebuyers determine if asbestos containing building materials are present.

Potential Southern California homebuyers and real estate agents should be aware that asbestos exposure can cause many health problems when damaged fibers are inhaled over a period of time.Utilized in homes as a form of piping and insulation throughout the 20th century, asbestos manufacterers were aware of the corrosive effects of the substance, but continued manufacturing it anyways.  Severe lung ailments such as malignant mesothelioma and asbestosis are caused by exposure to asbestos and research demonstrates that over 2,000 to 3,000 cases are diagnosed every year in the United States. Mesothlioma lawsuits are common, as patients often attempt to sue the companies that produced asbestos. Although, mesothelioma settlements vary and sometimes a qualified case is hard to come by. A big reason for this deals with the fact that symptoms may take as long as 50 years to show after initial exposure.

If any suspected asbestos is located, do not touch or disturb it as this can break its fibers down and make it become airborne. A professional home inspector can determine the validity of danger and determine the best course of action to take. If a removal is suggested, it must be performed by a licensed abatement contractor who is trained in handling toxic materials. The California Environmental Protection Agency reports many sources of naturally occurring asbestos emissions throughout the state.  Despite knowledge of the state's asbestos problems, many communities throughout California still find themselves constructed atop asbestos deposits.

The removal of asbestos is an extremely finite process which needs to be performed wearing protective gear and masks. Alternatives to asbestos include cotton fiber, which can reduce energy consumption up to 35 percent, and cellulose. In the 21st century, there is no need to put yourselves and your families at risk at the hands of asbestos. These new alternatives will allow real estate men, women and potential homeowners to be free and clear of any health damaging substances.
