The Surprise Occupant In The Vacant New Listing

By
Real Estate Agent with Keller Williams Realty Metro South

Okay, so we're getting another New Listing ready this afternoon in preparation for turning it loose on the MLS.  This involves staging and taking pictures, among other things.  Colleen and I are walking around inside the home, which is vacant ... well, it was supposed to be vacant.

Upon entering the Master Suite, I look across the empty room and see a telephone on the floor, next to what looks like a piece of coaxial cable coming out of the wall just above the carpet.  They have either satellite or cable TV, I figure.  That is coaxial cable, isn't it?  Hmm, I don't see what looks like the standard connector on one end.  I walk over to take a closer look.  Here's who I meet:

I don't think this is coaxial cable!    He's not happy I'm there, and neither am I!

Hmm, what would be the appropriate entry in Agent Notes:  Seller agrees to include with any reasonable offer?

Oh Boy, that will now be remembered as the "snake house" and will make a really good story to tell for years.  I would have freaked!  What kind of snake is that anyway?

Looks poisonous.  Is it?  What did you do?

That brings back memories.

Back in the spring of 2006, after I moved into my new home, I walked in from the garage one day and saw a 5 foot black snake slithering across the kitchen.  Fortunately, I'm not afraid of non-poisonous snakes.

I walked around him, opened the back door from the sun room, got the broom and swept him out.

I still don't know how he got in.

Now if it had been a copperhead, . . . . . .

But the question is: Did you capture it and take it outside? I found a baby (about 10") caught in a spider web inside my basement recently. Although I released it outside, I do wonder about the mama : )

Good thing it was you and not me. I would have THROWN the camera at it instead of snapping a photo...and I'm quite sure I would still be running.

<he he heeeeee> my boys are I are having a great giggle!  My 5 year old says he would like to live in 'THAT' house:-)

As for me, I would have run outside, cell phone dialing to my least favorite agent with a dialogue like:  Hi--I have a new listing referral for you......

Just teasing.  But oh, my gosh!  I would have fllipped out completely and then been completely unsure who to call or what to do, or how to put that in MLS, or what!  But at the same time--what fun:-) And how appropriate for a foreclosure that has been empty (I assume) for some time.

Good luck!  Should make the newspaper or even better evening news--great local marketing campaign!

Nice carpet is much better than hanging hanging around outside on a cloudy day.

Update:

The snake is alive and well, thanks to a very snake-knowledgeable neighbor who came over and identified it as a harmless and non-poisonous Black Racer.  Said neighbor picked up the snake (with his bare hands!) and carried him outside to resume living in nearby woods, where we presume he is slithering along, happily ever after...

Nope, not a foreclosure.

Speaking of Black Racers......last week I had a 4' black racer enter my pool enclosure from a tiny hole in the screen.  I have lived around them long enough to know they are fiesty but not dangerous.  It did take me some coaxing with my pool skimmer net to get him out of my bird cage.  he is now residing under my neighbors deck and occassionally stops by my sun patio to say hello.

I was expecting this blog to be about adverse posession based on the title.  :-)  thanks for the Smile.

Hi, Ann!  Nope, not any that you've shown.

I have to admit that it was a definite surprise.  The only bigger surprise was for Colleen, who realized she had walked through that room only moments earlier and failed to notice--she was not a happy camper!
