Mobile Homes Aren't Just "Trailers" Anymore

Everyone seen the infamous trailer parks of the nation.  They come in all shapes and sizes, from the dressed up to the...well, NOT so dressed up, let's say.  Single-wide mobile homes have always had a bit of negative press about them.  Enter double-wides and triple-wide homes to "up the standards" so to speak.  But even those get the, "it's a mobile home" syndrome going, too.

Well, now Clayton Homes as introduced a new design that may make the whole "mobile home" syndrome disappear.  With the introduction of their new line, the "I-House" more people may consider switching their thinking on the subject of manufactured housing.

The I-House is truly a "Green" (or for those starting to loath that word, we can use "energy-efficient") home.  Standard features include such things as bamboo floors, tankless water heater, dual-flush toilets, energy star appliances, solar panels, composite decking and a rain water catchment system, just to name a few. Sure, the initial product line is a bit ugly, but with 'green' being so in right now, I think they've got a seller on their hands.  I'm sure that later models will improve the looks, and at an estimated cost per square foot to of $100-140 (that's furnished, btw), it's going to be hard for a traditionally built green home to beat it, price-wise.

How will this new "mobile home" fare in the real estate market?  Many areas have strict guidelines, basically preventing mobile homes in the area.  Will that change?  Financing has always been an issue with mobile homes.  Will all the green features of this home change that?  Only time will tell.

Beauty ( and value ) is in the eye of the beholder. The perception that "trailers" are worth less than "real homes" will not die easily. Time, lots of time, may heal the wound

Roger, Roger, Roger :-) They haven't been "mobile homes" for years. They are Manufactured Housing. To be mobile they have to have the axle, the tong, and the wheels. Once some of them get to the site, that stuff is removed, and they are set on permanent foundations. Thanks for the info. I hadn't heard about these new developments.

That picture is incredible! I sold mobile and manufactured homes (in parks and on land) for 6 years before I went into strictly residential real estate. Now I rarely sell any. But I've watched a Fleetwood go through the setup process. People don't realize how safe and secure they can be... as long as they keep the tie-downs tight!

But Green is new to me, obviously. I haven't kept up with the trends. But it may be possible for a manufactured home to go "green" than a house. For starters, there are fewer materials used. I guess insulation would just need to be checked periodically? I don't suppose there are any long-term studies yet?

You're right, Ron.  It will take a looong time before the 'wound' heals, but this may be the 1st bandage

My bad, Andrews.  You're right, I wasn't being PC on the term.  Don't beat me too badly :-)

Lisa, I seriously doubt that there have been any long term studies done, but the home looks pretty cool, even if a bit retro.  As to the Florida build, I don't know.  I'm sure that within the next year or two, this is going to get pushed pretty hard, so I can't imagine that they're not going to make it work in as many states as possible.

Hey Judy.  Manufactured housing is common around here, too.  But many of the counties have already put plans in motion to severely limit any new manufactured housing to be put up.  I wonder if the mobile home industry goes in this direction, if that will change the mindset of them.

Thanks for sharing the post. I think it is great that these "manufactured" homes are green. Who wouldn't like an economical and energy efficient home?

I would be very interested to see what kind of furnishing is included.

I'm way late for this one but it just popped up on my radar so here goes anyway. 

Today's "Manufactured" "Factory Built" Home is constructed exactly like any Site-Buit (Stick Built) Home. In most cases even better inasmuch as they are built in a indoor climatically controlled environment and inspected by a liecensed HUD inspector through every phase of construction. 

As a RE Broker, Manufactured Home Dealer, General Contractor and Manufactured Home Contractor in California, Arizona, Oregon and Florida for the past 25 years I can assure you that having built equally as many site built projects as I have Manufactured Home projects that I would select a manufactured home any day.

John, thanks for the comment.  I'd say that most manufactured homes are built better.  Not too many on site homes could be loaded on the back of a tractor-trailer and driven over 700 miles at 70mph and have anything left when the get to where they're going!  That said, manufactured housing still has a negative vib to it, partly becauee the leaders in the industry still choose to offer questionable financing practices to low-income buyers.

And I love the mention of "Lonnie Deals!"  I haven't heard that in years.  Cash Cow Heaven! :-)
