Relocating to NE Ohio? Westlake: Voted 'Best Suburb' In Cleveland Magazine

When you browse the City of Westlake website you can see they are proud of this 'best' designation. Westlake is just under 16 square miles and is within about 15 minutes to Hopkins Airport and Downtown Cleveland. Westlake has a train stop for the Norfolk and Southern RR and is close to highways like I-90 and I-480.

Cleveland State Univ., Tri C, have educational 'wings' in Westlake, and a spectrum of medical facilities like Fairview Hospital, and satelite facilities for Lakewood Hospital, The Cleveland Clinic and University Hospitals. I would say they have the medical bases covered!

Spring Blooming Trees Line the StreetThere are just over 30,000 residents living in Westlake. Major employers (besides the medical facilities listed above) include: Bonne Bell, Hyland Software, Energizer and USG/American Metals

Did I mention it is a hop skip and jump to the Metro-Parks, has it's own parks, and a Recreation Center that includes five pools. Can you see why people want to live here? 

How about some housing stats? I've taken results from 2005-2007. These statistics are for Broker listed homes sold between January and the end of May in each of the three years. The stats include single family homes as well as condos, because a nice supply of both types of homes exist in Westlake. Homes in Westlake are holding their value, in spite of changes that may have occurred elsewhere. 

2005: 159 Homes Sold. Average Ask Price $274,836. The Average Sale Price was $265,625. Days on market for these sold homes averaged 77.

2006: 156 Homes Sold. Average Ask Price $271,615. The Average Sale Price was $260,677. The number of days on the market for these homes was 86.

January to the Present, 2007: 107 Homes Sold. The Average Ask Price was $281,667. The Average Sale Price was 268,986. Days on the market averaged out to 84 days.

So a stable housing market and under the general area average of 90 days on the market before selling. This means if you relocate to NE Ohio and choose to live in Westlake you have a vast array of homes to choose from and they are holding their value.

Carole we have a section of Middletown that is called Westlake, I don't know why it is called Westlake there are no lakes around there.......go figure, but it does have some very nice houses in that section of town.

Hi George, I blog almost everyday...just not here lol.  Nice to see you too. The term for us means West of Lake Erie. At least that is what I have always said LOL.  Your Westlake sounds pretty too.

Westlake has new subdivisions with no trees and lots of tree lined streets with old trees. So whatever you want, it's here lol

I remember driving through Cleveland and it has such great neighborhoods - I love the feel of the older neighborhood with homes with character - the picture you show is the perfect example.  Tree lined streets with great density, comfortable setbacks from the street and sidewalks - that's what I call good old Urban Planning!
