A Staged Home Just Feels Good!

Selling, Buying or Just Living in your Home, Staging provides a comfortable, lovable and livable environment.   Home sellers need to look at their home through the   "buyer's eyes" before they list it for sale.  This simply means looking at your home as someone else (your potential buyer) will see it.  At the curb, what would they see looking at your house?  At the entry, what do they see?  On the inside, what are they looking at?  Personal family photographs, memorabilia, a special collection or your favorite blue room.  If so, they are looking at your personality and your life, not the house.  Local ASP Realtor, Donita Jacoboni says "Stage to the buyer of the house, the market. ". Buyers need to see the house and picture themselves living in the house before they can know whether they want to buy it.

A staged home feels good for a reason!

Tips for staging every home:

•·        Paint warm, inviting, neutral colors on the walls, preferably one color throughout.  Paint is an inexpensive investment yet it speaks volumes for being fresh and clean.

•·        The same goes for carpeting, one neutral color throughout makes the house feel larger and more cohesive.

•·         Use accent colors in pillows, towels, bedding, and artwork.  These provide pop and appeal, yet are easy to change with trends and seasons.

•·        Do use artificial plants to add life to dark corners or spaces where you need some green. Today's artificial plants look great and there is no need to remember to water!

•·        Reduce the number of personal items in view; family photos, personal hygiene items and everyday clutter.  We live in our home with meaningful items and photos, however when selling, these things draw buyers into your home and not into their new home (remember "buyer's eyes"). 

•·        Everyday clutter makes us feel tired, messy and overwhelmed when naturally we want to feel energetic, clean and organized! Reduce clutter; put it away or throw it away! We don't want to be reminded of how we really live, but how we would like to live.  There is a reason model homes are inviting and photos in magazines are appealing; no everyday clutter!

•·        If selling your house, consider packing your collections. Do this in the early stages of preparing your house for sale.  Take your time, use the right packing materials and your collection(s) will arrive at your new home safely and more importantly, in perfect condition.

•·        Keep themes together.  If you have a collection of similar items (pictures, artwork, vases, or things with similar colors) group them together in the same vicinity of the house.  This can help avoid a disjointed or strung out look.  When grouped together it will tell its' story.

•·        Finally, clean, clean, clean!  Sparkly windows, green lawn,  weed-free landscaping, spot free carpets and a clean fresh interior (no strange odors) will sell your house faster than a polar bear melts an ice cube!

These are some of the ideas behind staging that will help homes sell and help us feel good in the homes we live in.  Every home will benefit from staging!
