While the percentage of foreclosures in Sun City Grand is a fraction of what is found in other Phoenix area communities, we do have some that pop up from time to time. The really great deals however will have 
multiple offers within 24 hours of hitting the MLS. The foreclosure homes that linger on the market are in less desirable locations and/or... they just aren't that great of a deal.
I have many clients set up to receive these Sun City Grand foreclosure listings as soon as they hit the market (other communities as well). They are sent via email directly from the MLS and as a result my clients have a chance at actually securing the truly good values.
For those people new to my website or those who haven't contacted me yet, I have set up a search through my websites IDX listings. This is another way to monitor new foreclosure listings. While these listings are updated regularly, there may be a delay in getting them.
In addition to providing information regarding Sun City Grand, I have also set these searches up for some of the other Arizona retirement communities. To truly be on top of these opportunities however, it is best to be set up to receive them directly from the MLS. Call me if you aren't currently working with another realtor. It takes very little time to get you on your way to receiving the list of foreclosures, and you can easily opt out at any time.
