Ten Tips for Maintaining Your Biggest Investment - Your Home

Work, Work, WorkSelling your home may not be in the near future for you, but that doesn't mean you shouldn't conduct proper maintenance on it to keep it in the best shape for a future sale. Here are some things to do every spring:

  1. First, open the doors and windows and let the sun shine in. This can even kill some mold and other pests and put you in a great frame of mind to complete the other necessary maintenance chores.
  2. Be sure to change or clean the air filters on your air conditioning and heating units. A good plan is to change them once every month or two during seasons of use. Have a professional inspect the system for any problems before they happen. This will be a good time for you to consider which of the new energy tax credits you may be able to apply for when you upgrade this system.
  3. Keep mold and mildew from forming in window A/C units by putting a couple of capfuls of bleach in the drip pan. While you're at it, check the drip pan for dust, rust and leaks and clean or replace as necessary.
  4. Replace your vacuum cleaner bags and any filters and clean the vacuum and its tools.
  5. Vacuum your refrigerator coils and clean out underneath as well. Who knows, you may find something under there you've been searching for since last fall.
  6. Clean and check, then fix and store any free-standing heaters that have been in use during the cold months.
  7. Wash your windows. While this is not everyone's favorite job, it makes the whole house brighter.
  8. While you're outside doing the windows, clean the screens as well and replace any that are torn or broken.
  9. Trim any shrubs that actually touch the house and have it power washed. This will take off any mold or mildew that may be forming. Just be sure there isn't any loose siding that may come off during the power washing process.
  10. Check your garden hoses and run a check of the irrigation system to be sure you don't have broken sprinkler heads or leaks. This will give you time to get it fixed before it needs to be running in the dryer summer months ahead.
