Appraisals: A matter of "opinion"? /Agents cannot talk to Appraisers!

We attended an appraisal class this am and were surprised at some of the comments concerning the value of a mountain view and a finished basement. Some appraisers add nothing for the view, particularly in Highlands Ranch where views are in abundance. We all know you will not recoup all you spend to finish a basement, at least not in the short run. So our advise is as follows...Buy a pre-owned home with a view and finished basement if those things are a priority to you. (Beware of the new law...Your agent can no longer argue your case for you to the appraiser thanks to a few unethical apples!)
