flower As I was pondering short, easy to understand descriptions of what homestagers do, and an explanation of why home sellers and realtors should not hesitate to include a homestager on their team, for a presentation to realtors, home sellers and buyers I was preparing, it dawned on me:

It's not rocket science, it comes down to asking what do all 3 have in common?

  • The home seller wants to sell their home quickly and get top dollar for their home.
  • The realtor wants to make a quick sale, so they can collect their commission and keep their listing inventory current.

Common goals so far, right?

  • Then ask, what are the goals of a home stager?
  • Are their goals at odds with the above-stated goals of homeowners and realtors? 

The answer:  Not At All!

Home Stagers want every house they see to live up to its full potential.  I am always mentally staging homes, restaurants, shops, inside and outside when I visit them or am driving or walking by.  My husband will remind me, yes dear, you've said that before!

All stagers do the exact same thing - whether they will admit it or not - we are all itching to provide home owners, including friends and family, recommendations on furnishings, decor, paint colour, de-cluttering, repairs and renovations so that the house will become an attractive and welcoming haven, and not a visual nightmare. 

We want to weed the garden, mow the lawn and remove the clutter to give the house better curb appeal

We know that 82+% of the potential buyers search for a new home on-line: that the photographs on realtor websites and the MLS either pique a buyer's interest in mere seconds or a potential viewing and sale is lost.  Many of us now have professional photographers on our team for that reason.

We know that the cost of home staging is far less than the first price reduction proposed by the realtor when the house is not selling.

  • Home Stagers pride themselves on creating a connection with potential home buyers to the house they are staging so their clients homes will sell quickly and for top dollar!

So, the big question for home stagers, is why are we still having to work so hard to convince home owners and realtors to use our services?

 

The marketing of a house comes down to 3 major factors:

  1. LOCATION - is fixed
  2. PRICE - is based on the professional expertise of the realtor, who relies on the comparables in similar markets, and
  3. PRESENTATION - this is the variable that home sellers and realtors cannot agree on - yet it is a major influence on home buyers who make emotional decisions when buying a new clip arthome.......and who has the professional expertise with regard to creating the best presentation of a house?

All together now.....

         THE HOME STAGER!!

The problem is simply education. Everything you say is true but it seems counter intuitive to spend money on selling a property particularly when it has already been devalued. We just need to keep educating. People will see the light. Sometimes you have to spend money to get money. It's as simple as that. We know it works!

Hello, Sharon!  You are right on the money with this one.  The reasonable investment in staging is one that will pay off for everyone involved in the home selling process.  Keep putting the message out there.  It's like the movie, Field of Dreams, "If you build it, they will come."

Great post Sharon: The way you outlined the goals of each party and then ended it with the "3 factors of marketing your house" is spot on! Perhaps if we use your simply-stated formula in "selling" our services more will take advantage of them. I'm keeping this one!

Altho I am new to the field, I am not a patient person when it comes to parties missing the point completely!

I guess, using Mary's analogy, our field is staging and if we keep chatting it up and getting out there and networking, they will come.  In the meantime, I will have fun with my little biz and make some money on the side.

This is a great post!!!  We all do want the same thing when it comes to getting the house sold.  Our goals are diffidently on the same page.  I agree that price and Staging make the home sell.  Making the home be the greatest product on the market for the best price.  I guess it needs to be said over and over again. 

I like the one the Barb Schwarz came up with.  "Detail your home like you'd detail your car!"  Doesn't everyone detail their car before they sell it???  Why wouldn't you do the same for your home when your home is your largest investment you own!!!

To me, it's a no brainer.  I can hardly wait to see the look on the realtor's face when we call him back in to list the house I am currently staging.  He won't recognize it and it will prove the point we make over and over again to realtors - bringing in a stager to improve the presentation of listings before going public is the smart way to do business.
