Tackling the FSBO's

   I have noticed quite a few FSBO's poppig up in my area all of a sudden..  I have tried mailing postcards, called the phone numbers, put flyers on the door, and even approached a couple in person.  So far I have been unsucessful in obtaining any new listings.  What can I tell them or do differently to pick up some new business?  Is there any magic verbage?  I am open to any suggestions you all may have for me.  Hope everyone is having a great Memorial Day!!!  I am sure the majority of us are doing work of some sort.

I have found the best way to work FSBO's is to ask if you can advertise their properties for free and ask if they would cooperare if you  brought a buyer. Most FSBO's would love to cooperate and will turn over the listing once they see you really working to bring buyers.

There is a magic word when it comes to listing FSBOs,..... persistence!!

It sounds like you are doing all the right things, just keep doing them and the business will come.

Unfortunately in my area of the country, a lot of people right now have seen the value of their property go down and are stuck between a rock and a hard place when selling, they can't afford to pay a commission without bringing money to closing and if they are unable to do that FSBO may be the only option left to them. Keep in touch and try to help them down the road when a short sale may be part of the equation.

Work with a Loan Officer.  I think it is easier for a LO to get in the door.  Also do not try to stop them from doing a FSBO.  Help them with something of value.  This is where the LO can come in.

I recently started marketing to them with a loan officer and suprisingly it hasn't changed my results thus far.  We are going to keep it up though!!

To tell you the truth, I hate FSBO's.  The one I ever listed was horrible and I hated the whole thing.  So, this is officially not a tip.  I don't even go after them.

We all know the saying...."He who lists, lasts".  This is true!

I haven't been successful either when it comes to FSBO's...but that doesn't stop me.  Some of them just need to fall on their faces before they come for help.  Some have even gone to another agent, even though I have been working them.  Some agents will promise anything, just to get the listing.  I prefer to not get into that game & make crazy promises.  They will work with me for me, not for my promises.

If we learn nothing else from this business, we should know persistence!
