What's happening in your neck of the woods? (please comment)

What's happening in your neck of the woods?

I moved my Real Estate License from the Summerlin office over to the new South West office. South West is the fastest growing area in Las Vegas. There are 650 agents in the Summerlin office and only 130 at the SW office.

My license is hanging with the Realty One Group of Las Vegas Nevada and there are around 2000 agents.

When I spoke with my Borker at the new SW office he mentioned to me that sales in April & May were record high sales since the Real Estate Company has been around.

So if anyone mentions that the market in Las Vegas is (Slow), they don't know what their talking about.

Record sales will continue to soar in Las Vegas and level off late Summer.

So if your interested in owning a piece of "The Entertainment Capital of the World" contact (Vegas Bob) at ...............

Congrats on the move.  We have all the buyers we can fit in our schedule and we are writing contracts like crazy.  When we are viewing homes we are seeing streams of people coming in with Realtors all at once (especially on new and just reduced.)  Contracts are hard to get accepted when you are competing against 50-100 buyers on a single home.  I am seeing Fannie and Freddie inventory trickle on the market.  I just hope that we don't lose buyer interest before we get the moratorium inventory back on.

Wow, I'm glad to hear that Vegas isn't ALL underwater... Just don't listen to Zillow!

We are underwater if you are talking about depreciation.  Here's the crazy stuff too - we have ZERO inventory.  What the REO is doing is they are still dumping stuff on the market as if it is a declining market and $10/sf below the last REO listing (competition).  Never mind they are selling at $20-30/SF higher.  SO you see a bidding frenzy bringing the price up to the solds.

Why I am writing this on my competitors blog?  LOL!  I will just write my own post so I have a reference guide for my clients ;)

Our little neck of the woods is picking up -- 2000 agents??!! Bob, I can't even imagine. Of course, you might be able to fit the entire village of Red Feather into one of those casinos!! LOL!!

Robert - Our neck of the woods continues to have entry level bank owned properties receiving lots of attention, and often multiple offers.

Robert - Both Los Angeles and Ventura Counties are insane.  Multiple offers, most going for way above list (even the run-down, dilapidated dumps), very little inventory, lots of cash investors as well as stupid, arrogant low-ballers.  Ego-maniacal underwriter on power trips and REO sellers gouging buyers with ridiculous fees.  GOD, I love my job. :)  LOL

Hey Robert, I can't even image an office of 2000 agents! The news is defiantly not reporting your area correctly... Please keep us updated!
