As Realtors or Home Owners you know there is an art to selling a house, after all, you see what properties move, and which one don't, right?

What we know about home buyers:

  • Their first impression of your property makes all the difference. Most buyers know within 10 seconds of walking into your home whether or not they are interested!
  • They need to be able to picture themselves living in the home. They can be distracted by clutter, loud colors or personal items.
  • They look for a home that conveys a sense of space, order, comfort and light.

What we know about homeowners:

  • Once they put the property on the market, they want it to sell as soon as possible for their asking price.
  • They don't want to give the buyer any reason to offer less than your asking price.
  • They may not be objective about your home's strengths and weaknesses.

  • They want to sell the property quickly and for the most money possible 
  • Who has got the time and equipment to truly stage a home?

Hi Kate - Not I, said the Andy...

I do, however, give my seller's a book entitled "Dress Your House for Success" and suggest they only read a couple of chapters at a time, unless they want to drive themselves crazy.  I also recommend a Home Stager after I tell them that the book is almost more than what the normal human being can bare, and that a home stager could provide a helping hand implementing much of what is in the book.  

The key is, of course, to bring the house presentation into line with the asking price.  If the seller wants top dollar, they HAVE to look the best of all of the competition that is at the same price.  In fact, for it to sell quickly, they have to be as good as the houses priced 5-10K ABOVE their asking price.  This can be a challenge but that is the great part about our jobs -- it's challenging.   I hate being bored.

These are great points and homes staging is a concept that home buyers and home sellers simply just don't know enough about.  Professional home stagers need to get together to help promote their services.
