Craigslist vs the MLS

I am a Realtor with Keller Williams Realty in Franklin TN. OF COURSE I use the MLS to list all homes for my sellers. The Nashville MLS is a GREAT tool and a no-brainer when it comes to giving a listing exposure. This exposure naturally targets other Realtors with buyers. In addition, buyers are learning more and more how to use the public MLS system for their particular area. 

On the flip side, many buyers and renters are turning to Craigslist more and more. In fact, the last 2 rentals I had on the MLS were ALSO posted on Craigslist and BOTH rentals got their renters from Craigslist...NOT the MLS. To make it even sweet, I got ALL my calls from Craigslist. Not one of them came fromCraigslist another Realtor on the MLS. 

I have also found similar success with listing a home. I have gotten extra traffic and calls from Craigslist. This is a FREE service and that extra call or email could just be the one. 

A few things you may want to remember:

1. Post weekly. The ads fall down the line and less likely to be seen by potential buyers/renters

2. Put as many pics as you can. I believe you are allowed only 4 BUT you can get creative and have a two pictures in one. 

3. Be descriptive like you would your listing in the MLS. (Room dimensions and amenities would not hurt)

4. If you are an agent you MUST put all of your office contact information (I got in trouble for this once)

Obviously Craigslist does not replace the MLS but it is just one more avenue for potential buyers and renters to be looking. I literally place my listings on every site I can think of including Myspace, Twitter, Active Rain,  and Facebook. You never know who is watching.

I love it your blog.  I have listed on craig's list - just hard to remember to re-post.  I know it runs out every 45 days but I hadn't thought that being near the top would be better.  You hahe inspired me to have a go at it again.

I thought you had to relist every 7 days and I just don't seem to get there in time.  Also, I get only emails from people wanting to sell me something, like a rental website, etc.  I will still try to keep using it tho. Thanks for the reminder.

Very good info, Stephen. Craigslist is a must for rentals and we have gotten calls on listings as well. (Haven't sold anything but have picked up a few buyers.) Buyers have always looked for listings in the classifieds. Now the classifieds are online.

A great site to use in conjunction with Craigslist is Postlets. You can create 6 picture virtual flyers that you can not only post to Criagslist, but syndicate all over the web, including trulia, facebook, twitter, frontdoor, zillow, myspace and oodle.

You can post more than weekly with BackPage and Craigslist. Also, I have read surveys and conducted my own and the typical surfer will enter the criteria (price and bedrooms) before they start looking at ads. Most don't just start reading at the top.

Craigslist works as far as hits to my site but the quality of leads has not been that great. But I still use it as much as possible.

I have been hearing more and more about listing on craigslist.  I think this is the way to go. there are so many people on craigslist.  I also like how you put your listings on facebook.!

You can do it through the MarketPlace (the best way)

OR you can do it through Postlets and it will add it to your profile - but, you will probably tick off a lot of friends if you do this.

You can also set up a page for your business and add them there and invite your friends who are truly interested to join the page.
