I am seeing some wonderful opportunities out there for commercial properties. We are all hearing about how the commercial-industrial bubble is about to break or in fact has alreast started breaking. All the businesses that are going under are having or are about to have a devistating affect on the market... we will see some real interesting opportunities as this unfolds. Keep your eyes open but more importantly start thinking about how you can structure deals to take over some of these properties.
Mixed use buildings can be financed using the FHA 203 program with only 3.5% down payment. What a way for a business owner to be close to his business, or a young investor to get started by using a mixed use building, living in one unit, renting out the other residential units and the commercial unit(s). What a way to go.
