I used to send postcards to strangers and quit because it lost its effectiveness when all the agents started doing it.  Now I send postcards to my past clients and not to strangers so that they don't forget me.

Lisa - I would tend to agree with Richard on this one.  You must be careful who you are sending the postcards to.  If you are farming a neighborhood that also has five other Realtors constantly sending postcards, the effort would be worthless.  Make sure the postcards have some meaning and a reason for them to contact you, and that you are not sending them where the potential client is not getting inundated with similar postcards.  If that is done, then I do feel postcards can be a relevant part of your marketing efforts.

Maybe just listed postcards would be a good idea.  In the past I rec'd tons of postcards from realtors and I just tossed them out.

Many realtors use a service with bad data with addresses.  One sent me cards for over two years with the wrong occupant name on it.  I've been in this house for 37 years.

I've had mixed results with postcards. The funny thing is my success rate is greater than 1% when blanketing a neighborhood -  strangers. And my success rate on vacant / unimproved properties is real close to 2% but once I've sold the sellers land they usually sell their only connection to the area. I'll never hear from them again.
