Earth Contact homes......what are the rules???

Ok....I'm asking what may be perceived as a stupid question to some. So, pardon my ignorance when I say, what are the rules when it comes to earth contact homes when the bedrooms are in the back of the home and DO NOT have windows? Can they be counted as a bedroom when listing the property? Will an appraiser count them when they come out? And will most lenders lend on them?

First I thought that they could not be counted as bedrooms unless they had both a closet and a window. Then I heard that they only needed a closet to be considered a bedroom. But now I'm hearing that they do indeed need what is it?

That may depend on your area, in most area if you do not have a way out of the room other than the door, (IE WINDOW OR DOOR) it is not considered living space.  Lenders probably wont care as much as an appraiser or the town code enforcement official.

In our area, you have to have a closet and a window that meets ingress and egress.
