With so much happening in the world of real estate particularly around the Internet is there one major thing that you added, changed, or discarded that you can now say has impacted your business in a positive way? I know there are probably many things but what is number 1 in your mind?

I stopped all print advertising last year - started focusing on whats really selling in the market.

Focussed all my advertising on the internet - on no cost sites - not doing any - pay per click - nothing but free advertising

I average about 3 leads a day - I am talking about clients that have emailed ME - asking ME to send them daily updates on Kailua Kona Real Estate. They have snet me their Names, Phone Numbers, and Email addresses

6 deals closed in the last 8 weeks

21 active contracts

And I am not even trying to sell you something

Flexibility & forthrightedness.  I work with Commercial Real Estate and having the ability to finance fit-up and change the floor plans of units has resulted in a 90%+ occupancy rating (over 75%) in just 4 months!  We tell every qualified, interested party what we can do for them, otherwise if we waited to "negotiate" these terms we would never get any leads. 

Gearing this to residential - I would put pressure on sellers to get to within 5% of their bottom line - TOPS!  Unless they want to loose their position and sit on the market till the cows come home get the price right & they will SELL!!!
