OK, I got my first listing. ;-} So now the work begins. It is a wonderfull mixed commercial/residential/development property in downtown Abilene, Kansas. It is a big listing, especially for a newbie like me, and it is a complicated one. Nothing like taking a great big bite and jumping in with both feet while holding onto the bulls horns. I love it! Part of the building/s is a hardware store, not a big box store and not a convenience store but something in between, say 10,000 Sq. Ft. roughly. Then there is also a quaint artsy/framing store approximately 1800 Sq. Ft. or so, adjacent to the hardware store. Upstairs is a beautiful 3/2 apartment with office space attached designed and built by people who design showcase museums for a living, like the Greyhound Hall of Fame, and many others. The apartment and framing store overlook and have access to a beautiful quiet open green courtyard area on ground level with access to the street behind. Finally there is undeveloped apartments and an old ball room on the remainder of the second floor of the building. This ballroom sits right in the corner of the building with a perect view right down 3rd St. in Abilene, and would make the MOST incredible huge loft apartment, but it will need a lot of imagination and work. It still has the old stamped ceiling with 4 large medallions. It is a premier property, has everything an investor could want and apartment and I can't wait to start showing it and get into the mix of the whole process. Not bad for a beginner!

Congrats Terry - I can imagin how excited you were getting this listing - your first one is a big one. If you make any mistakes on this one you will never-never make them again. Sometimes jumping in is the best way.
