Sellers should set "new" rules for Real Estate Listings! Will you be fired?

This is a post originally inspired by my friend, a broker in Georiga, Richard Weisser, and reposted by another friend,  Vickie McCartney, a broker in Kentucky. There are some very good points in this column, and I certainly hope that you consider these points when you need to sell your home.

Out with the old and in with the new! Real Estate Agents must be now be accountable!

Effective in all states! 

New Real Estate Rule effective immediately! All Listing agents must now be accountable! 

 Agents may NO LONGER take listings if they are not going to be available to field calls for showings! Answer your phone

If you take a listing and know you can't be available, you MUST get someone to take your calls or else you can't take the listings! Sellers deserve better than this and are now requiring it.  Agents may no longer play "God" with their sellers homes! Sellers just want their homes SOLD.  If it can't be shown, then it can't be sold! Agents do NOT have the right to jeopardize the sale!

 I really think it should be done like this -Seriously, WHY should a agent take a listing (which is actually an employment contract) if they aren't willing to do the home work and be available to set up showings or even take the phone calls??  What is so difficult about picking up the phone, or at least returning phone calls so that a listing can be shown? In order to sell it, this must happen! Sellers deserve at least this much.  

Why should anyone have to call three different times in a day to set up a showing and STILL not get a call back?   

Sellers are entitled to know that their AGENTS are not available to do the work that goes along with the listing and know that the  agent doesn't seem to care either!  That is a absolute disgrace.  What is so hard about managing phone calls??? It is simply our job! What ever happened to service? 

The new rule is going to be : from now on, all sellers will be notified every time an agent calls, emails or texts their listing agent to try to set up a showing!  This will be done automatically from the MLS!

Listing agents, how do you feel about that? 

Better yet, maybe we should just go ahead and ask the sellers just how they feel about that, what do you think? Aren't we supposed to follow all sellers legal and lawful instructions? 

 Maybe the sellers need to put this post's instructions in to action!  How many listing agents would be fired?  Maybe sellers will see this post and realize just how it is supposed to be done...if they are not sure, they can just contact me!  I will be happy to oblige! How about YOU?

I too always have someone covering for me and nine times out of ten I answer my phone. I hate calling an agent to set up an appointment through them and they never call back until 3 days later. Especially on a weekend. Seems like they have every Sunday off!  Not this gal.  Agents should be held accountable. I work with a partner as well and it is very rare that we are both unavailable at the same time and that is one of the reasons I have a partner!Good reblog - thanks!

Hi Suzanne, Thank you for reblogging - I did read Richard's post and agree whole heartedly.  I've been trying to get answers from a listing agent for 2 days -- I wonder if his seller knows he's just "blowing off" a buyer???

I can't imagine why anyone would want to list a property and then not answer the telephone with regards to showing the property. 

What the heck is in it for an agent to behave in that manner?  

What's the motivation to NOT perform?  (Granny...scratches her head in bewilderment)

It's official...I have finally heard everything there is to hear with regards to ill behavior.

Oh well...that pretty much tips the bucket for me, now just about EVERYONE seems to be Addicted to Irresponsibility.

Granny...shame, shame and more shame!
