Short sale questions for the listing agent when searching in University Place, WA

I have been reading some blogs recently about listing agents who are taking on short sales and having no idea what they are doing; I have found a few questions that could help you ascertain where you are in the sale when your buyers want the house that the listing agent on the transaction has no idea how to handle a short sale:

Q1 - Have you ever done a short sale before?

Q2 - Have you ever closed a short sale before?

Q3 - How many short sales have you closed?

Q4 - What lenders have you worked with?

Q5 - How many lenders/liens are on title?

Q6 - How did you come up with the selling price?

Q7 - How many offers are you going to submit to the lender?

My goal is not to embarrass nor discredit the listing agent, but see where we are in the process and hopefully help where I can so that my clients get the house they want.  The more agents that are willing to be educated on these sales, the faster we can transform our own local markets.

Jim, these are great questions. There are homes that will go into foreclosure needlessly because the agents have taken on something they don't understand and aren't prepared to deal with.
