Advice for Buyers or Real Estate Junkies!

Are you an Open House junkie?  Do you call agents from their signs to see a house?  Are you working with an agent, but ask other agents at open houses for information?  Let me give a little bit of free advice.  It may even save you a little money down the road!

 

To the Open House Junkies...keep on coming!  You are usually nice to visit with, love to talk about houses and help break up what can be a very boring two hours.  Just be up front with the agent at the open house.  Tell them you are just curious and not really in the market right now.  You can usually avoid getting called, bugged, pestered and annoyed.  :)  Keep the business cards with notes on the back...like..."this one is a jerk", "too pushy", "not friendly" or on mine you would write "she is very nice, friendly and smart." :)  That way when you do need a real estate professional you will know who to call!

 

Now for you Sign Callers?  You have been the biggest waster of my time!  I used to be a "Pop Tart" and drive over to a listing at moments notice, taking time away from my family or self in order to possibly sell a house.  Don't get me wrong.  I'm happy to answer questions about my listings.  Who is going to know the house better than me, besides the homeowner?  But, if you are just curious about what a house looks like...please wait for an Open House.  It is a huge deal for most home owners to vacate their home and very disappointing if you don't show up or are not really in the market for a home.

 

Do you have an agent?  Here is what I tell my buyers:  Tell the agent at Open Houses that you have an agent and give them my name.  Don't share anything about yourself with the other agent.  That other agent, unless with my company, does NOT represent your best interests should we get into negotiation mode.  (This advice could save you thousands) Don't...DO NOT CALL other listing agents to show you properties, to request information or anything else.  That is what YOUR agent is for!  Do not waste another agents time...they are not getting paid to help you and have no fiduciary responsibility to you.
