Has everyone noticed how much our market has changed in the last few years? We became spoiled and complacent in our marketing when houses were being listed and sold in two seconds. Now, we need to really work for our commissions and smart market.
Networking is key to your success as an agent in this market place. Getting to know as many other agents as possible and market directly to them when you get a new listing is key. This doesn't mean bombarding their email with property flyers from those services. If you are like me you just delete them as spam. What I mean by marketing to other agents is remembering who you've done business with in the past and keeping in touch with them and finding out what their buyers are looking for and calling them up when you've got a new listing. Keeping a mental or electronic note of who is looking for what and that's not just your own clients but other people's clients. Keep a mental note of who sells to what segment of the market. If you are listing a $1m waterfront property in Annapolis don't send it to an agent that specializes in 1st time home buyers in a moderately priced market. Think smart and market smart.
Market yourself as a specialist in something. If you become known as a specialist you will automatically be thought of as good, a professional and your business will grow and other agents will also see you as the go to person for information on those kinds of properties. A wise person once told me it's not what you do but what they think you are doing that is important.
