Less is more, really. Store it, sell it, give it away, tell the adult children their stuff is now their stuff and take it to their home for storage. Does a 2nd grade report card really mean anything when you are 46?

Look up! See the cobweb that appears to be years old? Get it down. Buyers are looking at the ceilings for leaks. Sheetrock tape that seems to be turning loose should be repaired and repainted before the house goes on the market.

Speaking of paint, it is the cheapest cosmetic change you can make before you try to market your home. Choose a neutral, decorator color to make it pop. Visit some of the open houses in new home communities to see what the hot colors are for your area.

Change the lightbulbs to higher wattage bulbs, if the fixture will allow. More light allows better viewing. If the house is dirty, clean it. Low wattage bulbs make the buyer and the agent wonder what you are hiding. Save the mood lighting for the new house.

Get the fingerprint kit out. Dust them and find out who needs to clean all of the door frames and the windows and doors. hand them a canister or box of pre-moistened wipes and let them have their way with the dirt.

Use the front door at least once a week. The cobwebs surrounding the lock box are not inviting to the agent who has to wonder what type of spider lurks just at fingertip to attack while retrieving the key. And if you wouldn't climb behind the bushes and in the rain to retrieve the key from the lock box, why would the Realtor? Find a way to put the lockbox by the door that the key inside will fit. If it is customary in your market to show listings as the sun goes down, consider leaving the porchlight on, especially if it is a covered porch.
