I am preparing for an open house later today in Venetian Bay. It is a beautiful place to live in New Smyrna Beach Florida, just south of Daytona Beach. The area markets are still a bit topsy turvy, but that does not diminish the fact that there are some fabulous homes currently available. Chances are that a buyer can purchase a well built , well maintained home at a fraction of the cost from 2-3 years ago.

Area appraisals are typically showing that the sales approach is substantially lower than the cost approach.

Simply stated, you could not build a home for what many folks are selling them for.

I have been doing both since December. I have had my RE license for a number of years figuring that the mortgage business couldn't keep up the pace. The lines are really blurred between the two given the number of short sales. For me, a short sale is simply a mortgage in reverse, so it comes pretty natural to me. I am not sure that doing both for the long term is the way to go, but in this market, it can be a positive.

Most agents I have worked with are still willing to send purchase loans my way, and I do my best to respect the boundaries necessary when doing both.
