How are you running your Real Estate team?

Hello Realtor Friends!

Nathan here with a problem.

I have a team of agents in Tampa, FL and having a heck of a time getting more agents and keeping everyone happy....

what is working for you?

what is your team split?

what do you pay for?

We have tons of Buyer leads but to keep up with them is a full-time job....and so many are not being contacted.

My team has 70 listings so we get 200 leads per month....

Anyone else having a team issue?

HELP!!!!  LOL

I don't have a team so no advice here. But 70 listings and 200 leads?  Thats awesome!

Wow, sounds like you have a lot to offer....maybe you should hold regular weekly meetings and ask for input from the agents themselves...see what they are looking for.  Good luck!

I think I will look on to see what others say. I have written several blogs on the subject and it brought laughter to some here but now I see more and more teams following my lead.

My team (4 buyers agents) are on a 35 /65 split with me getting 65, they do not pay for nothing but their gas to show. My least buyers agent made $38,300 last year with an average overall of $71,012. They also do 2 open houses a month each. If they are not showing on Saturdays they are holding homes open.

My Lister is on a 50/50 split and he doesn't pay for anything, but puts all ads together and does all the marketing. He hold a tour of homes at least 3 times a month.

My office Administrator runs the show including ME, does all paper work, closings and manages the office with one assistant. She is licensed so she gets $15 and hour (45 Hours a week) plus $100. a closed file. Before her we had a unlicensed assistant that was paid $18 an hour and an end of the year bonus of .10 of gross.

The answers I am getting......

50/50 split too high to be on a Team and pay the broker their cut

Don't want to grow your brand but my own brand...

Got into Real Estate to be my own boss not work for someone

I don't want to just work with Buyer's I also want to List homes

But the best part of the above is they have ZERO income, they 50% of something or 0% of your own brand?  I love it!!!!!!

We have a full time assistant, closing team, desk space, I pay for all marketing, internet and office fees.  All I ask is you just sell homes.....

Where am I going wrong?

Charles,

Is that the "flat" fee with the Buyers?  your do you have a sliding scale?

What if the Buyer's agent brings you the lead? like SOI or family?

What does the Buyer's agent get if the convert a Buyer to also be a Seller?

Do your Buyer's agents get to list homes?

Great stuff feed me some more please.....I am tired of banging my head on the walls...

Great problem to have-too bad I don't live in the area I would be happy to take some of the leads from you. If you have any leads in the Lake County area I would be happy to assist. Offer some incentive like more money on splits as they close more listings.
