For the period of January-May 2008 there were 75 condos sold with an average list price of $225.505, average sales price of $215,260, a median sales price of $204,500, an average days on market of 87 days with a 95% sale price to list price ratio.

For the period of January-May 2009 there were 43 condow sold with an average list price of $217,431, average sales price of $206,084 a median sales price of $183,500, an average days on market of 101 days with a 94% sales price to list price ratio.

In reviewing this comparison of year to year market data, there has been a decrease in the average sales price and average median sales price indicating a continued weakness in the real estate market.   The number of condos sold saw a significant decline year over year as well as a decrease in the average days on market.  The average sale price to list price year to year is also seeing a slight decrease..
