For the period of January - May 2009 there were 66 home sold with an average sales price of $432,792, a median sales price of $407,500 and an average days on market of 92 days.

The average sale price to list price ratio for January - May 2008 was 93% and for January - May 2009 was 92%.

In reviewing this comparison of year to year market data, there has been a significant decrease in the average sales price and average median sales price indicating a continued weakness in the real estate market.   The number of homes sold went down moderately year over year and average days on market has been decreasing.

Donna, even though the sales were down in Guilford by 4 sales, and 22 more days on the market, it is not that bad in my opinion given that the medium sales price was $445,000.  House in the price range just don't seem to be selling in my end of Connecticut, so in my book you guys had a good month.

Donna - this is great information for buyers and sellers adn helps demonstrate that you are the "go to" real estate professional in Guilford. I really like the chart you set up - easy to read and understand with the kind of data that is useful.  Looks like you are seeing some of the same patterns compared to 2008 as others of us are.

Donna, you do a terrific job on your market reports. Lots of agents provide the data, but it's not always presetned this clearly so that regular people can understand it. Good work.

George - The only problem right now is the almost year's worth of inventory we need to start moving off the market.  Makes it all the more critical to price a home correctly if you're a seller in Guilford.

Jeff - The number of sales last month and year over year have stayed pretty stable.  I just hope that we might be able to see a little more stability in the sales prices over the next few month. 

Andrea - The lower priced homes are doing much better than the high-end properties.  The summer time though tends to bring a uptick in sales here along the shoreline.  Let's hope we'll see that this summer too.

Kay - Thank you!  I don't like to be overswhelmed with info either and hope that these reports include the data that people are looking for.
