The seller of my listing 5411 Pointe Drive, East China MI requested an Open House On Sunday, we reduced the price, posted to several websites, put signs out for the week, advertised in the Detroit Free Pressand arrived in plenty of time to set up flyers etc. Open house was from 1-3PM. One never knows if the buyers will come to an open house in this area. It is far from X-way. Most of my buyers today come from Internet advertising and referrals. But my seller wanted me to try it. What sellers today don't understand that 9 out of 10 buyers will do one of 2 things - locate a good buyer's agent to help them with their purchase or go to the Internet themselves and "window shop" then call and make an appointment.
The View was a great serenity moment for me. I had my lap top with air card and did some web updates, answered a few calls, made some appointments for Monday and had one visitor. They did not stop because of any of the Open House efforts I put forth. They saw my car and stopped to "catch up".
Not worried about the dollars spent, or time away from home. I have a happy seller, I had a wonderfully productive 2 hours, renewed an acquaintence and went home. What would you do???
