Today's blog is more slanted to the Realtor Community.

I did a homebuyer seminar this month at the Lockheed Martin Facility in Newtown PA.  Lockheed Martin is a defense contractor and at this location they worked on satelites, GPS systems and other hi-tech systems. It appeared to me that Lockheed employees are among the best and the brightest.  My audience was a group of young people interested in finding out if this is a good time to buy a home and they also wanted general information about the homebuying process.

My big point I wanted to make here is...... for the most part none of these bright, educated young people realized that the first time homebuyer tax credit would put $8000 cash in their pocket.

I think because we are so in tuned with what is going on in our industry that we think everyone else is aware of these big changes too- but it is not so.

I would encourage all of you to pick up your open house sheets for the last 2-3 years and start calling to let your potential clients know about this windfall.  There is a deadline of Dec 1,2009 (NOT DEC 31). It is a great opener for dialoug with clients.  Some of your move-up clients may have younger family members that quailfy for the credit.  You could call them too.

In this market where interest rates are starting to creep up we need to generate a little excitement and positive attitudes about the homebuying process.  You have a great incentive to buy now and a deadline to boot! 

Remember if they need to close by the 1st of December you only have about 5 months left. Don't delay...start dialing for dollars.  By the way, make sure you use a lender who knows what they are doing so you get your approval and closing in a timely manner.

There is a bill in Congress up for vote that will supposedly extend the deadline on this into next year.

there are also 3 more up for vote that want to increase the amount and other things, but based on what I've heard, the one extended the credit into next year with all terms the same has the highest possibility of getting passed.
