Highest & Best Anonymous: A Support Group For Non-Investor Buyers

It's been a toughl week working with Buyers who are well-qualified - making great offers - only to hear these words one too many times:

"The lender is asking for highest and best."

So we give it our "better than our already best" - offer and still get a response that usually goes like this:

"There was a higher offer."

And then I hear one of these from the Buyer:

My offer was over ask price - you mean someone offered higher than that?

What? But I took it AS IS!

But I have a great lender, more than 20% down and I want to live in it!

But it was only on the market for a minute - did they even look at my offer?

Again?

I've decided to dust off the ole' Masters in Counseling degree and put together a support group to help get your through these frustrating offer situations!

In the meantime, keep in mind:

You are not alone - there are others getting frustrated over lost deals.

We'll find you the right home and you won't feel like you went through a divorce proceeding along the way.

The price will be right and your good credit and down payment will be sufficient.

You're offer will be accepted and not be a part of a war for bids.

You are out there and the odds of success are better than the person still sitting on the fencing waiting!

There are so many buyers who think that buying a house is like going into Macy's and getting something off the rack.

I like the support group idea...but like Laura, for agents.

Will you be serving coffee at these sessions? I have the same problem up here. Many buyers are frustrated with bank owned properties. I have started purchasing from trustee sales to sell to end buyers to avoid this problem. We waste too much time. I gave the listing agent highest and best offer. However, the property is still listed on the market. ??? Bank did not get their magic number.

Gab - I always tell 'em there is a house out there waiting for them.  All these frustrations are the world's way of smacking them away from the wrong house.  It's just like getting married.  If you hook up with the wrong bozo, who is only mostly right, then you will be tied up when the right one comes along.  So chill out, you'll get your house whe the right one appears.

LOL. How true! I just had a buyer in this position. Luckily he won the bidding war at $20K above asking price for a property that was still priced another $50K under market value.  If he didn't get this one, it would have been the 3rd house we lost out on.  We have plenty of inventory here, but it seems like all the ones he liked also had other folks that liked them too.  I always tell buyers, if you like this house, there may be someone else that saw it yesterday or tomorrow that like it too.
