The Closing Days of the "Spring Buying Period," but Summer will be interesting too!!!

 

I tend to my personal analysis about the real estate market here in Ocean City, New Jersey via a somewhat less than technical avenue.  Now my emphasis remains in the Northend and Gardens ... that section of Ocean City (NJ) north of 6th Street for the Northend, and North of North Street for the Gardens.  Now with my emphasis on sale listings in that area, one of my review categories is "how many showings" of my sale listings are happening in a given day, a given week.  Another way is "how many emails or telephone calls" regarding sale listings I receive throughout the week.  A third way is "how many visitors I receive to my open house weekend openings."  A more tried and true approach is to clearly "analyze the sold and pending property printouts" to determine what has sold for what price in what area.  Finally, I always "ask questions of fellow real estate agents" both in and out of our agency.  And lastly, I talk "with my favorite mortgage vendors regarding activity and rates among other things.

All of that information provides me with a more complete understanding of our market here on this great barrier island.  I then try to think about it, jot down some thoughts, analyze it all, and share the information in my email newsletter, BEACH NOTES which goes out every Thursday or Friday morning (about 45 weeks per year) or in my blog postings which are somewhat random, but definitely regular (like this one).  I also provide my listing owners with a regular "Listing Update" which includes a one-page report to everyone of a more general nature with a second-page relating to that particular sale listing.  That ongoing dialogue creates "the collaborative aspect" that I want to create with my Seller.

So as we close the 2009 "Spring Buying Period" and move into our "Summer Mode,"what does it all mean?  That will take several more blog postings.  This one is just designed to let you know a bit about my approach.  But let's summarize this right now by saying:  "I remain very positive about the way the Ocean City real estate market has responded in light of all of the fear and negative thoughts and writing, and so much more at the national level.  Obviously, we are impacted by all of this as well.  But maybe not quite as much as some other areas.  I see this market probably continuing to shine a bit longer into the summer ... and more importantly, unless we see too much national impact and negative news; we will come out of the summer with a fairly strong 2009 "Fall Buying Period."
