Cash Is KING In Southwest Florida

I have heard this hundreds of times. I'm sure our customers have heard of this before. What is so hard to understand? If I have cash I will when the majority of the time.

Between Jan 1 and May 31, 6,474 homes sold in Lee County, Florida. 60% percent of those purchases were cash. I would say a good percentage of those were investors looking to make a buck. Nothing wrong with that. But it is hurting those who want to get out and purchase a home to live in. I have some customers right now making offers on homes and losing to the highest and best offer. The best offer might not always be the highest offer. My customer has financing arranged and offers 85000.00 on a home that is listed at 69000.00. But the other party offers 79000.00 and is paying cash and can close faster. My customer lost.

Preparing our customer for market conditions is so important. Telling them what to expect and to have paitence is a must. Perseverence is key. Keep them motivated and let them know to keep trying.
