Well, you live in Waterbury, pay taxes in Waterbury, and you work in….Southbury. Actually, of all the towns in the Greater Waterbury area, Southbury has the unique distinction of being a place where there is both a large number of Waterbury residents working within its borders and there are also Southbury residents who work in Waterbury as well. So that begs the question: what might induce a Waterbury resident to move to Southbury???

1. The taxes are lower. Compare a tax mill rate of 21.1 vs. 39.92 for the two areas. Not to mention that relatively similar houses in both towns are worth much, much more in Southbury.

2. The school district is better. Visit the Pomperaug School District site to get more detailed information. As the town, along with Middlebury, comprises the district, the test scores do not reflect the performance of Southbury students alone.

3. Avoiding the rush hour commute and shortening the time to and from work. (For some Waterbury residents working in Southbury, the rush hour isn't the problem.)

If the affordability of homes in Southbury is a concern, a look at the recent real estate market stats for Southbury will inform you that of the 161 homes on the market in Southbury, only 26 of them are under $300k.  There are plenty of condos though to choose from which are under 200K. Perhaps those residents of Waterbury who can well afford a home in Southbury may think about it, if for no other reason than to save a few hundred dollars on their taxes.

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Southbury may possibly be the best thing you’ve ever done.
