Does this exist? Anywhere in the USA? Anywhere in driving distance of Georgia?
We would like for it to look something like this, if at all possible.
It needs to be in a good neighborhood. It will be a second home for a family with small children. They do not want to be directly on the beach. They would like a yard for the children, but they would like to be no further away than 5 minutes from the beach.
I promise you I am not insane. Before I tell these buyers that this just isn't possible I decided to check and see if I was making assumptions about other markets. It is not possible in my market. Is it possible anywhere?
The buyers seem like very nice sincere people. I was sending them information on two REO listings, one in Gulf Shores for $82,000 (above picture) and one in Orange Beach for $95,000. They decided to put in a bid on the one in Orange Beach. Then they told me the price they were starting at was $4100, but they expected a counter. I explained to them that this was not an auction and with a $4100 offer the REO company would just reject (which they did). I explained the REO process. After that they said they could start as high as $30,000, but they would not want to bid any higher to start. Now, anyone that works with REO companies knows that a $30,000 offer on a $95,000 will be rejected also. So now I'll write it. It will be rejected. Maybe they will see that I know what I'm talking about eventually.
I was going to e-mail them and ask them where they got the idea that this was a possiblity. Was it a weird ad on television? Did they read something in the paper or on the internet? I want to find a tactful way to find out where they are coming from, because it is entirely possible that they will eventually get realistic. But...If I am wrong (which I seriously doubt) and somewhere in Alabama, Mississippi, Florida, South Carolina, North Carolina (driving distance from Georgia) there are single family homes (not mobile homes) within a quick 5 minute drive to the beach I need to know.
