Many families looking to purchase a home using their VA would like to have husband and wife on title. Unless both parties have employment to qualify this would be known as an accommodation mortgagor. Lenders will not allow for this anymore so the non working spouse would have to be quit claimed onto title after the fact. It is important to remember this early on especially at while filling out the purchase contract. For example if a non working spouse signed the DROA they would later have to be struck from the contract. About 1 yr ago I had the Lender pull this on us the day before signing and we had to remove the wife. She was so upset she didn't want to proceed with the transaction. Luckily through my negotiating skills I was able to talk her into proceeding and we quit claimed on after. Lesson taught please make sure when signing the purchase contract that both husband and wife are working and will be qualifying for the loan using both incomes. Mahalo
