For some purchases, you can't beat private money. I recently had a gal who just started a brand new business. She wanted to buy 20 acres of raw land. Shaky credit to boot. No lender in the world would touch it.
I just called one of my "connections" and we funded the deal in a little over a week.
My agent was extremely happy.
Lesson here is make sure you're in with the folks who have the money and can fund quickly. There's nothing more rewarding than funding a deal nobody else can.
