June Real Estate Market Still Sizzling in Land Park, Sacramento: Sales Strong

land park cactus gardenEven though we are moving into what is seasonally a slow-down of the real estate market in Land Park, I'm looking forward to an extremely busy month: 8 of my transactions are scheduled to close in July. One of those should have closed last month but the buyer's agent went on vacation, which tends to deliver delays, so one of my Land Park listings didn't close in June -- it closed yesterday.

Here is a snapshot of the closed homes in Land Park for June:

  • 1132 7th Avenue, $875,000*
  • 2782 Harkness Street, $465,000*
  • 1801 4th Avenue, $430,000*
  • 2665 16th Street, $429,500*
  • 1232 Larkin Way, $410,000*
  • 783 Robertson Way, $395,000*
  • 2816 Riverside Blvd., $340,000*
  • 879 3rd Avenue, $325,000*
  • 1832 Commercial Way, $319,000*
  • 909 7th Avenue, $304,000*
  • 2617 Freeport Blvd., $295,000*
  • 2172 Perkins Way, $290,000*
  • 2206 6th Avenue, $118,800*

You might wonder about the last one home on 6th Avenue, but it sits right next to the railroad tracks, and it also sold for all cash in 1 day. * Full disclosure: These homes were listed by other brokers and were not my listings.

All together, 13 total homes closed escrow in June in Land Park. If my listing had closed as scheduled, there would have been 14 homes in Land Park close. The average price-per-square foot was $287, and the average days on market were 77. Based on per-square-foot prices for the same period last year, when 12 homes sold, prices have slightly dipped by 2%. But that's primarily because we had a $1,100,000 sale in June of 2008. That home skewed the square-foot averages for last year in June.

Not surprisingly, there were also 13 homes in Land Park that closed escrow in May of 2009. And the price per-square-foot was identical to the June average.

I sold another listing in Land Park for more than asking price and in less than a week this June. It is in active contingent status. The sellers also have a back-up offer. When I brought 3 offers to the sellers for review, I laughed, "Hey, weren't we sitting at this table just a week ago signing the listing paperwork?"  It helps a listing tremendously if photographs are submitted immediately to MLS, and I shot a lot of photos the day I took the listing. I'd like to think it was my photos that sold that Land Park home so quickly, but it was most likely location and marketing, and not my marvelous Nikon that did the trick.

Elizabeth,

It is wonderful to see homes moving especially the higher end homes.  Land Park is a great location and we are seeing the same results with the properties we've staged in that area!

Love your garden, looking for some drought tolerant plants as well.  We just got metered in Carmichael and with almost an acre to water all I can say is 'bring on the cacti!

Even mansions in Searcy Arkansas won't bring that much per square foot.  Slightly over $100 per sq. ft. will get the nicest new house.  How big is Land Park that you mention a lot.  Is it a town, a subdivision?

Hi Michelle: I'm hoping that Land Park is closer to the tail end of the metering. But I understand the need to do it.

Hi Barbara: Off the top of my head, I'd say that Land Park is about 2 miles wide and a mile and a half long at it's widest points. It's a neighborhood in Sacramento, well known for its tree-canopied streets, friendly neighbors, classic vintage homes, William Land Park, the Sacramento Zoo, among other attractions. It's just the other side of downtown / Midtown, and you can still walk downtown, as I often do.

The average per-square-foot cost in May for all of Sacramento was $118. It's been going up for the past 2 months. However, in 95818, the average per-square-foot cost was $209, the lowest it's ever been over the past 15 months.

Hi Terry: Most of the activity in Land Park has been in the lower end.

Hi Tammy: Why are you against man skirts? You and my husband both. Can't a guy just do what a guy wants? :)
