Mr. Seller please make your home available to show!For the last several days I have been showing in a very popular area and I have been amazed at how hard the seller's have made it for me to show their home.  I am working with out of town buyers so we have been looking at a lot of homes. For the most part I have been making my showings with almost a 24 hour notice.  Several of the sellers changed my showing time which then throws my sequence off.   I have been tripping over myself back tracking through areas that I have already left.

 They have also been changing my 2 hour showing window to a 1 hour showing window.  When you are showing 10 to 15 homes it is so hard to try and work a showing schedule around this tight of a window.  Several times I have had to call and extend my showing time.  Typically I'm good at judging my time but I'm finding this one hour window very difficult to deal with.

Yesterday afternoon I scheduled appointments for this morning.  I was trying to show between 9:00 and 11:00. For one of the homes I was called back by the showing service and told that my showing was declined as they were only accepting showings after 12:00 PM.  I went ahead and scheduled for noon but then had to cancel because we were finished with the homes we were looking at long before that 12:00 time.  I just now called again to schedule for this evening when we are showing both Mr. and Mrs. Buyer.  For this particular home there was also a two hour notice that was required so I again barely fit it in the time slot.  This time it was at least accepted.

I guess the most incredible showing that I have run across lately was a seller that was only allowing showings on Sunday between 1:00 and 4:00.  The particular Sunday that I tried to show their home they decided not to show it that day.  My feeling is they are obviously not motivated and with so many homes on the market: next!

Now I do understand when I call at the last moment and a showing is declined. Invariably as we are driving around my clients will see a sign in the yard and want to see a home.  When that happens I don't' have a problem with rescheduling at a later time.  In that case I'm the one being a bit inconsiderate but I always feel like it is worth a try to show the home.

I realize that it is a pain to have a home on the market.  I moved many times with children and I remember having to be ready to leave at a moment's notice. My solution to this is for the seller to wait until we arrive to leave. I don't have a problem with a seller leaving through the back door as we are arriving at the front door.   I do have a problem with the home not being accessible to show (especially since for the most part I have been giving a 24 hour notice). 

I would like to make one last note.  The seller does need to leave.  It is very uncomfortable to look at someone's home with the seller looking on.  I have also found that they usually open their mouth and insert their foot.

It is crazy what requirements some sellers put on showing times-- if someone wants to sell , they need to allow it to be seen when the buyers need to see it  - not just 1 hour on a every other Wednesday, or some other exotic scenario.

I blame the listing agents. I won't take a listing unless the seller agrees to allow a showing on a moments notice. There are too many houses on the market, and if you're not serious about showings you're not serious about selling.

KALIKA, My working partner recently lost a listing for that exact reason.  They turned down listings and then terminated their listing agreement because it had not sold.

JEN, Sellers are notorious for giving the farm away when they stick around.  Shoot they can talk a buyer right out of the sale.

DONNA, A 1 hour window in an area as big as ours is a nightmare.  Good for you for counseling your sellers on making the home available.

JIM, Isn't it amazing that they go to all the work to put their house on the market and then don't make it available to show!!

DORIE, I guess the 24 hours was what got my rant going.  It just seemed that was plenty of notice.

ANDREA, In the area that I was showing in there are not many short sales or foreclosure homes available.  I also have found them easy to show now getting them negotiated is another story.

LENN, I agree with you, especially about the listing agents.  I don't care many listings but when I do I insist they make it available to show.  When they turn down showings I get an email from the showing service and I call them to find out why.  Herein is why I DON'T CARRY MANY LISTINGS!

Sorry you had such a hard time showing houses, especially when you have such a small window with out of town buyers. And I COMPLETELY agree with you when it comes to sellers being in the house. They really need to go. Its odd for a buyer to really look at your house when the seller is right there.

VICTORIA, I wish more seller's would have that come to Mama meeting.  It would sure make it easier for us buyer's agents.

SHELDON, The area that I was showing in has not been as affected as many of our other areas so I guess they figure they can be finicky.  It sure makes it frustrating when you are the buyer's agent though!!

WENDY, It does make it hard.  I scheduled one of the showings three times today before I was able to come to a meeting time with the seller.

LISA, I know when a renter or seller acts up I should not take it as a reflection on me but I do.  I guess that's why I'm a buyer's agent, then I can just vent when they act up.

CAROLE, I was not showing that patience today.  I was getting frustrated which is why I wrote the vent (lol).

BOB & CAROLIN, Thank goodness we don't get many that have such exotic times as the one that I ran in to.  They obviously don't want to sell their home.  Why in the world would a listing agent take it?  What a waste of time!!

RICHARD, I agree with you.  The listing agents need to have that come to Mama meeting that Victoria was talking about.

JOHN, It is so uncomfortable showing when the sellers stay home.  Then they often don't just stay home but they start talking.  Open mouth insert foot!!

Thats funny Marchel. I've only purchased 3 houses. I do not recall the sellers being home during any showing we went on, but I cant imagine them having a conversation with us while we are looking around. I'd be tempted to ask them questions about issues.  LOL  We werent home when our houses sold. Actually, on our last house, it was sold before we even listed it with the agent. She already had a buyer in mind so it was a matter of paperwork. (it was California before the bubble bursted out there).

You are so right, I'm amazed at what I've seen out there lately when it comes to showing limitations.

Barb Schwarz the mother of staging used to say "if you can't see it, you can't sell it..." Seems pretty basic to me.

I agree with Lenn. They feel like they are giving the home away so don't to inconvenience themselves.  But what are they thinking if you need to move the property get out and let buyers have there time to look around.  It is always a rushed showing when sellers hang around.  The buyers don't feel comfortable opening closet doors or making comments as they walk thru.

It would be better to get the sellers intentions before listing.  Let's face it, some sellers really don't want to sell, either the husband or wife had a bright idea one day and it is not fully supported by the other spouse, or they simply don't want to sell but need to for one reason or another and are not fully behind the sale.  Better to find out before you list than trying to force them to show the house later.

I have just been listening to an associate tell me about how frustrated she is with her sellers......they are giving her fits by not making their homes available for showings.  Then they want to know why so and so's house down the street sold and their's did not.

Hi Marchel, many of our homes up here are generally vacant, second homes, and we typically don't have that problem.  However, there have been times, that I have been told, that this day is inconvenient, or no, I can't get home to get the dog.  I do think these sellers may be missing out on opportunity, and I always hate to tell buyers we can't go see that one today.

Hi Marchel, you pretty well put it together with this post.  It makes me wonder why some people list their homes and at the same time have to question how the market was explained to them at the time of listing.  Nice post.

JOHN, You would be amazed at how many seller's DON'T LEAVE and then chatter on top of that!!

LYNDA, I ran in to it again today.  "This seller is only allowing a one hour window"! 

JENNIFER, It is embarrassing when you see those feedback emails come in that say "showing declined by seller".

WENDY, I have found when the sellers are home my buyers fly through the house.

BRIAN, You can also tell if they want to sell or not when you get to the negotiating stage.  That is if you can even get that far as first you have to see the house.

ANN, Isn't that just the case. My working partner recently lost a listing because if had not sold but the sellers were forever canceling showings.

MARY, I just had one where it was the daughter's 5th birthday and I do understand something like that but no showings before noon is a bit ridiculous. 

GARY, I would prefer they not list if they are not going to allow the home to be shown.

Hi Marchel, I am certainly glad we make our own appointments and don't use a Showing Service. But we have the same sort of difficulties and this is little more than intimidation by the Seller on the Listing Broker about convenience. There is nothing convenient about having a property on the market, nor was it ever intended to be. If the home can not be shown when those that are interested want and need to see it, the Listing Broker needs to sit with the Seller and have a heart to heart. Which in my vernacular says, it you don't want it shown, it is time to withdraw the listing from the Active Market. Next.

The only time I ever have a problem is if there is a tenant in the home. Tenants have certain rights that we have to respect, but there are many tenants who can make it very frustrating to sell the home, which was understandable prior to the foreclosure crisis since tenants didn't have as many rights as they now have. Previously owners were selling a home out from under the tenants, or letting the bank foreclose and then being told they had only days to move out. Such is no longer the case.

I'm always amazed when sellers decline showings when the average showing per listing in my area is 4 per month.  That's not good odds.  I have fired 2 sellers in the last 12 months that declined too many showings.  I now have a clause in my listing agreements about seller declining showings and that it can be cause to be fired or for me to be due a cancellation fee if the listing doesn't sell but they declined more than 25% of showings.

Having moved 40 times in my life, 21 in my married life, I know a thing or two about being ready to show a house! =o) Even with small kids at home, I was "show ready" in 15 minutes at all times! I think you have hit the nail on the head, they are not ready to sell...

OMG, this blog describes a recent seller of mine all too well. Although I considered blogging about it a couple of times I did refrain. But I am certainly glad that you did, Marchel. I can truly relate to all that you wrote even as the listing agent. Determining seller's motivation has moved much higher up my list of must haves. After three months seller decided to remove from market and I was glad.
