I often get asked, "Mike, where are the best places in the country RIGHT NOW for real estate investing?".

I always respond my saying that good investors can be successful anywhere, but I've recently discovered some amazing localized opportunities I want to share with you.

One of the best places to be investing in our current economy is Indianapolis! Recently, one of my students shared the following with me:
A KPMG study declared Indianapolis the third-least-expensive city in the U.S. in which to do business.  Tax incentives, an educated workforce, easy access to road and rail transportation and reasonable utility costs continues to draw businesses to Indianapolis.  Companies such as Eli Lilly, Roche Diagnostics and Thompson USA call Indy home, and Federal Express located a major sort facility at the Indianapolis airport.  With a cost of living at 91% of national average (Council for Community and Economic Research - ACCRA Q3 2008) and low unemployment, Indianapolis continues to be a strong, desirable city. 

An MWI student recently told me, "I recently spoke with an investor who relocated to Indianapolis simply based on the cap rates he found on a regular basis.  This individual uprooted his life due to the opportunity he saw.  While we are not suggesting that you relocate, we do recommend that you consider the opportunity while it still exists.  With fantastic property management in place, the arm chair investor can enjoy all the benefits of cash flowing property ownership with minimal involvement."
