Why you need Video on EVERY LISTING! (part 2)

ok,back again. I hope everyone had a PRODUCTIVE WEEK. I know I did. I spent the week driving around this glorious state(Colorado). I met 3 people  this week all making BIG MONEY in real estate in different ways/places.

1st, there was the $1.4 million dollar home in Observatory Park, Denver, regarded as one of the cities most prestigious address's. Then I head out west an hour or so to Ft. Mogan where I filmed a home built in 1899 , on the National Register of Historic Homes. Then, headed down south where I met a builder, and his father/architect who just recently finished their 1st home of a 12 unit upscale townhouse project in Manitou Springs, at the base of Pikes Peak.

After talking with all 3 of these people, I realized the one thing they all had in common: They were aggressive with their marketing, and were very cautious about the presentation of their homes. They were all very good at what they do, and are very successful. They all contacted me, because they felt VIDEO was the best way to showcase their homes to prospective buyers. They know that they can reach hundreds  more people, and let them actually EXPERIENCE the home without ever being in it, Thousands of Miles away. 

In today's world, Relocation is a big piece of the real estate buyers market. Video allows these people, TODAYS REAL ESTATE PROFESSIONALS, to reach out to more people then ever before. This makes prospecting much, much easier. However , Agents also need to realise that if you cannot captivate,and engage a prospective buyer with your on-line presence, they will look right past your house, and on to the next.

The answer to more sales is VIDEO. Give the buyer what they want! When's the last time you had the opportunity as a real estate agents to stand out from the crowd, and wow your next listing appointment.

 I also know that everyone out there right now has a listing that is ready to have a video shot. Try it tomm. Get on the Internet, and look up your local videographer. Schedule and appointment, and give video a chance. You will be selling more homes in no time!

Hi Eric...

My husband and I were JUST talking about this the other day. We recently started a small brokerage, (Rocky Mountain Realty Company), in Colorado Springs and were discussing weather virtual tours were all they are cracked up to be.

I am sure that aggressive marketing is essential in our current market and we spend quite a bit on web advertising, but if we spend the money and take the people to our site, (which needs some work), and then they see boring, stale still photos of houses with snow in front of them that say "won't last" while we are here in June...you get the picture.

I belive I will check out the video tour idea to pep up our site.
