How do I ask?

Well I have had this listing for almost 8 months now.  Don't get me wrong it is a very nice house in a very nice neighborhood but my clients want way too much for it. There is a home down the street from them that is bigger and nicer listed for $5000 less. They are complaining that they need to sell but they are not listening to what I am telling them.  How can I make them understand why the house isn't being shown?  I am open to any and all suggestions!!

If they aren't going to budge, and if you want sigh calls you can just leave everything as is.  But, if you want to sell the home for them, you may have to fire your clients for not heeding your good advice or at least tell them that you are considering firing them for this reason and see what the response is.

Have you done a comp on paper, for them to SEE really, really see what the competition is?  If that is not clear, maybe include some sort of graph to visually impact them?

When you intially listed the home For Sale, did you discuss the local Sold comps, and they wanted to still list at their price? If so, did you ask them or advise them on a price reduction schedule? Are you constantly spending dollars on advertising and marketing? Sometimes WE need to let go or fire our client. Might be tough. But sometimes it needs to be done.

I would offer to take them to preview some of their competition on the market. The proof is in the pudding - would they buy their own home for more than what other bigger and better one's are selling (or NOT selling) for???

Another option is to do an appraisal...maybe that will speak to them more than the comps.

The appraisal is the best route - it will tell them what the market is for their house.  If they still want to list if for more than the appraisal value, then fire them and move on to more motivated clients.

Have you gone the route of "Time is money" The longer the home is on the market the longer they have to pay their current mortgage, taxes, insurance, etc. I am sure in a month or two they would have eaten up that 5K when they could have had their home sold.

An appraisal is a great way to handle it, I agree.  I have also just told people that other agents are refusing to show it because they think it's overprices and that we need to get people in the door.   Remind them that they will never be forced to take an offer that isn't up to what they want, but without exposure, they won't even have that chance.

Hi Christy, You might try having the house staged also. A staged home can make a dramatic change in the way a house looks to buyers. Price is always a factor too, but staging and price together is the perfect answer to a house selling as quickly as possible for the top price.

The commercial fromTJ MAxx comes to my mind (why pay $50 for this shirt when you can pay $19.99) .

However, some customers will not listen becasue they know your job better than you (after all, they look on the internet, watch tv, read the newspaper....)
