Whenever I talk with someone who would like to sell their home, I think about two truths they will have to consider. First, I remind them that they must know who their competition in their particular neighborhood is. In other words, what about the house down the street or around the corner? How is it priced, does it have curb appeal, what will a potential home buyer see when they walk thru it?
Second, Sellers need to center in on why potential buyers might want to acquire their house above another one in the same neighborhood or on the same street. Focusing on this thought for a moment, I recently came across this piece of writing that really provides some useful thought. Here is the link: Why Someone Might Want to Buy Your Home.
I hope you will read and carefully digesting the truths, thinking carefully about your potential buyers.

A Burrows' Thought worth considering: Buying a house involves commitment to the task before you. My definition of commitment is translated inconvenience. Expect the unexpected after you have a contract. Something always develops that you didn't expect to happen. When it does, remain calm and absolutely resolved to see everything through to the end. By the way, this is when you lean on your Realtor.
