May 2007 Home Sales in Quad-City Area Drop 5.8%, Prices Decline 1.1%, From May 2006!

REALTOR-assisted "Closed" single-family home sales in the Quad-City Area (QCA) declined by 5.8% in the month of May 2007, down from the same period in May 2006.

With 293 closed sales transactions in May 2007, the QCA market showed a decline of 18 units (5.8%) from the May 2006 total of 311 closed sales transactions.

On another discouragingg note for home sellers, the average sales price of home sales that closed during the same period show a slight decrease of 1.1%: down from $133,953 in May 2006, to $132,507 in May 2007.

The average number of days on the market (from home listing date to sale pending date) increased slightly as well, from 46 Days in 2006, to 50 Days in 2007. an increase of 8%.

The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) increased slightly, from 97.4% in 2006 to 97.6% in 2007. 

The Quad-City Area market is made up of the cities of Davenport, Bettendorf, LeClaire, Eldridge and Blue Grass, in Iowa. And Moline, Rock Island, East Moline, Silvis, and Milan, in Illinois.

Correct me if I'm wrong but doesn't the average sales price reflect the average price of the homes that sold?  How does that equate to bad news for me as a seller?  It just means that more people bought lesser expensive homes this year than last.  Your information is misleading.  What you should reflect is what the same properties sold for last year as opposed to what they're selling for this year in order to not be so negative.
