It's June, is there Snow in your Listing Photos?

During my morning scan of the hotsheet (new, updated, sold and expired listings) I ran across a couple of disturbing sights.

One home had a ten thousand dollar price drop and the other was expired.  Gee I wonder why!  It's June!  Have these agents had zero time to go and take updated listing photos? 

In certain parts of the country long listing times may be less obvious, but in Illinois where cold, icy snow covers the ground for several blustery months, outdated listing photos become obvious when temperatures climb and the trees regain their leaves.  Market times are increasing, but our listings do not need to scream it to the internet world!

Sellers beware!  Not every listing agent is truly providing top level service!  With increased use of the internet, we all know that photos provide the first impression that many buyers will have of a property.  Poor, outdated, blurry, non-existent photos often are the reason homes are overlooked.  

Ask your agent about the photos they take, preview them, check out your home online, ensure that your home is presented in its best possible internet light!

And agents. . .check your inventory.  Do your listing photos shine?  Even if the home has been on the market through a season change, a snap of the shutter can ensure that green grasses and blooming plants show off its summer glory.

If you're professional, you'll change the photos as your seasons change. Even in Florida certain flowering bushes or trees can give the season of the photo.

great post. not only change photos. Upload as many as you can. There are still a lot of listings with one photo.

Tom - Many are motivated by the commission, but unwilling to do the work!

Linda - Great point, I still see a number of Christmas trees in listing photos.  Pathetic!

Sharon - You are right. . .wish I knew about your flowering trees!  :)

Haris - Absolutely a pet peeve of mine.  The more photos the better!

Good point. I make an effort to watch for this exact thing. Not tells me the listing has been sitting for a long period of time. Why? Great Post.

Some Agents are just lucky, must be nice to live in AZ, FL or wherever you don't have to worry about snow in your pictures...LOL...

I read this title and started laughing!!! I am not the only one that notices these things.  I work in the Puget Sound area of Washington state and it very rarely snows. We did have 3 "dumps" this year and just the other day I saw a listing with snow!! Now those dumps were in November and December. Either lower that price or take a new picture - my thoughts - you better do both!!! lol!!!  I spend several weeks in Anchorage Alaska each year and I will cut those agents up there some slack!!! hehehe I just got back and there was still some snow around but not down where everyone lives - Great Title!!!
